Frequently asked questions

Is this a planning and development certificate?

No. The council issues it under section 265 of the Planning Act 2016, for a fee (Ipswich, 2025: $496 for a limited certificate in 5 business days). Here you see the state layers at once; the PDF report adds the market figures and the other lots of the plan.

Where do I find the lot on plan?

On the rates notice, the title search or the contract: for example Lot 4 on SP123456. Type it as "Lot 4 SP123456" or "4SP123456".

What does "inside the floodplain assessment overlay" mean?

The lot sits in the broad state-wide map of land that may flood, drawn by the Queensland Reconstruction Authority. It is not a flood level: check the council flood map and FloodCheck Queensland.

Why is bushfire not shown?

The state bushfire prone area service is not open to automated reading. Council planning schemes map it.

Do I still need searches when I buy?

Yes. Since 1 August 2025 the seller must give a disclosure statement with prescribed certificates before you sign (Property Law Act 2023). Your conveyancer orders the rest.

What is in the AU$19 report?

Tenure, area, floodplain overlay, storm tide, erosion, koala, heritage, mining lease, regional land use, the median rent, mortgage and household income of the locality, and the other lots of the same plan — a PDF within 24 hours.
