Planning and development certificate

Under section 265 of the Planning Act 2016, a Queensland council issues a limited, standard or full planning and development certificate for a lot. Fees are set by each council: Ipswich City Council's 2025 schedule, for example, charges $496 for a limited certificate (5 business days), $1,490 for a standard one (10 days) and $4,333 or more for a full one (30 days).

Seller disclosure

Since 1 August 2025 (Property Law Act 2023), the seller of Queensland land must give the buyer a disclosure statement with prescribed certificates and information before the contract is signed.
